False ceilings and room partitions in Abu Dhabi

A false ceiling is how you hide services and get lighting where you actually want it. A partition is how you get another usable room without moving out. Both are gypsum and framing work, and both need doing before the decorating.

These are the jobs that come first in a fit-out. Ceilings and partitions dictate where the lighting goes, where the curtain track can be fixed, and where the walls that need painting or papering actually are — so it is worth having the same team see the whole sequence rather than coordinating three contractors who each blame the other.

We work in villas, apartments, offices and retail units across Abu Dhabi, on single rooms as readily as on a full floor.

What we build

Gypsum false ceilings

Suspended gypsum ceilings on a metal frame, taped, jointed and finished ready for paint. Used to hide ducting and wiring and to bring a high ceiling down to a comfortable height.

Cove and recessed lighting

Lighting coves, recessed spot layouts and concealed LED strips designed into the ceiling rather than added to it afterwards. The layout is set out before the boards go up.

Decorative and stepped ceilings

Stepped, coffered and shaped ceiling details for majlis and reception rooms, built to the proportions of the actual room.

Gypsum room partitions

Stud and gypsum partition walls to divide a large room, create an extra bedroom or close off a work area. Insulated where sound matters.

Glass and aluminium partitions

Glazed office partitions in aluminium framing, with or without doors — the standard way to split an open office while keeping the daylight.

Access panels and services

Access hatches for AC and plumbing built in where they are needed, so a future repair does not mean cutting a hole in a finished ceiling.

How it works

How a ceiling or partition job runs

    Free site visit

    We look at the ceiling height, the services running above it, and where the lighting and AC need to land.

  2. 2

    Layout agreed

    Lighting positions and partition lines marked out and agreed before any framing goes up, because moving them afterwards is expensive.

  3. 3

    Framing and boarding

    Metal frame set out and levelled, boards fixed, joints taped and skimmed to a paint-ready finish.

  4. 4

    Finishing

    Painted and handed over clean, with the lighting fitted and tested.

How long it takes

A single-room ceiling or one partition wall is typically a few days including the skim and drying time before painting. Larger fit-outs are scheduled in stages so the rest of the property stays usable. The site visit is what makes the programme realistic.
